Looking for New Homes in Colorado Springs?

Have you been wondering about the new home market in Colorado Springs?

You might be asking yourself this question...what kind of new homes can I buy in Colorado Springs?  The answer is...any kind you want.  That sounds like a stupid truism, but it is the simple truth.  Colorado Springs continues to grow at a rapid pace with many new home starts each month.

Three Types of New Homes

In Fill Homes

In fill homes fall into two categories. 

First are new homes that are built on lots in established neighborhoods that have remained vacant or had the house removed through fire or condemnation. 

Second are older homes that are purchased only for the purpose of tearing down the home and starting over...a process called scrapping.  This process usually takes place in high end neighborhoods like the Broadmoor neighborhood in Colorado Springs.  In other words, these are highly desirable neighborhoods that have been fully developed. 

What is great about infill homes is that you can get new homes in established neighborhoods.  You won't have to deal with construction traffic after your house is built.  The trees are usually mature (which is something I personally appreciate). To get these benefits, you usually need to buy an older home.  However, with an infill home, you can sometimes get the best of both worlds.

If you are interested in a particular neighborhood, but still want a new home, this may be the only route you can pursue. 

The dangers of an infill home are that you can quickly overspend or overbuild for the neighborhood.  If you find a lot with homes that sell for $120,000 and build a $250,000 home, then you have serious problems.  You will never be able to sell your home for what it is worth and may take a loss on your investment.  You really need real estate agents that can help you identify your options and help you work through your desires.

Completely Remodeled Homes (Like "NEW" Homes)

This category is not REALLY a new home.  However, it is a great option for many people.  You could get a home that is LIKE new.  This is a home that has been completely remodeled from top to bottom that is located in an established neighborhood.  You can find homes like this in many Colorado Springs neighborhoods like Old Colorado City, Village Seven, and Vista Grande Terrace.

New Subdivision Homes

Of course, the other option for a new home is to find a new subdivision where they are building homes.  There are many new subdivisions in Colorado Springs. 

There are many advantages to a new home in a subdivision are as follows:

  • Amenities - Many modern subdivisions have parks, open trails, swimming pools, etc. that make living there a joy.
  • All of the homes are new.  That means none are dragging down your property values. 
  • You can get modern features on your home like surround sound wiring and home networking wiring.
  • There are often incentives from builders to buy in the new neighborhood.

Potential problems

  • Can overtax the school system
  • Construction traffic and noise
  • Landscaping is all new
